The greater area surrounding Pella’s anticipated population growth of nearly eight percent, or just over 1000 people, according to a study published by Maxfield Research and Consulting.

Pella accounted for 83% of the county’s population growth and 58% of the county’s household growth over the past decade.

Maxfield Research says current lot supply in the northeast region will not accommodate high growth anticipated in the next ten years, and suggests a large growth in rental housing through multifamily homes or townhouses. The expansion of senior housing was also a key because 62% of existing senior housing is located in Pella.

One other challenge noted in the subdistrict is an unwillingness to sell land and higher acquisition costs.
