The City of Indianola Planning and Zoning Commission held a marathon meeting Tuesday evening, discussing multiple proposals for Planned Unit Developments (PUD’s) and rezoning requests in the city, including developments at the Deer Run Golf Course and along North Jefferson Way.
The board approved a PUD that includes a rezone of property identified along North Jefferson Way and Kentucky Avenue that will have 50 townhomes and a proposed future park of .19 acres, with conditions for a traffic study to take place.
The board approved a PUD for the Emerald Bay Project, taking place over 25-acres near 2103 North Jefferson Way. The PUD includes a mix of residential, commercial, and public spaces with a commercial zone, a multi-family zone, a condominium zone, and a townhome zone, along with a 2.2 acre park.
The board also approved a PUD for the housing developments at Deer Run Golf Course with the condition of a traffic impact analysis be required during the site planning or land division phase. The PUD includes a future clubhouse featuring a gym, pool, and concessions. The 18-hole golf course will continue to operate on the site. Approximately 22-acres of new commercial areas, and a variety of housing types, including single-family dwellings, town/row homes, and apartment units.
All Planning and Zoning approval are recommendations that will now move forward to the Indianola City Council, where separate public hearings will take place. The earliest decisions that could be made by council would be January 16th. The city said in a statement they appreciate the involvement of all the stakeholders, and encourage the community to remain engaged in the process.
