Three new housing projects in Knoxville are starting construction this spring.

This includes an Overland Group LLC development that will include approximately 50 units for seniors and a Hugerich Holding LLC project that consists of a 36 unit apartment building and 20 townhouse units. Both of these projects will be on the south side of West Pleasant St. and east of Willetts Drive. Dirt is currently being moved at this location ahead of construction beginning. A new Kading Properties housing development called Villas on Bell near the current Terrace View development is also in its site preparation stage and the new project will include 247 market-rate rental units located across 70 single-story buildings that are a combination of detached dwellings, duplexes, four-plexes, and six-plexes that will be completed in two phases.

Construction of a new Kwik Star gas station will also begin on the corner of Highway 14 and W Pleasant as the lot was recently cleared and demolished of the buildings that were previously there. Knoxville Planning and Zoning Administrator Nathan Parch says it will be a busy construction time in that part of town. 

“There is going to be quite a bit of activity happening in that neck of the woods this spring and into summer. Right across from Veterans Park there are going to be two new multi-family developments. Each one is going to be three stories and over 30-40 units, one focused on senior housing and the other as market rate apartments. Those will both be on the strip of land right across from the park. We also have five houses under construction right now from Origin and any other houses that may come along in that time.”
