Three new housing projects will be completed in Knoxville in 2026.

These projects include an Overland Group LLC development that will include approximately 50 units for seniors and a Hugerich Holding LLC project that consists of a 36 unit apartment building and 20 townhouse units. Both of these projects are under construction on the south side of West Pleasant St. and east of Willetts Drive.

A new Kading Properties housing development called Villas on Bell near the current Terrace View development is also in its site preparation stage and the new project will include 247 market-rate rental units located across 70 single-story buildings that are a combination of detached dwellings, duplexes, four-plexes, and six-plexes that will be completed in two phases. The first phase is expected to be done in 2026. The city has spent several years prioritizing bringing new housing to the Knoxville community, and City Manager Heather Ussery says increased rooftops typically bring in new businesses as well.

“As we continue to see growth in housing I think we will continue to see the commercial development side as well. For residents that have been here lifelong they are always seeking to see those new businesses open but I think adding to our population and continuing to increase the housing, we will just continue to see that commercial growth.”

A new Domino’s Pizza restaurant in Knoxville opened Saturday and a new Kwik Star convenience store will open January 8th.
