The Norwalk City Council advanced zoning changes for the Brody’s Landing neighborhood during its first meeting of 2026, aiming to address long-standing issues related to deck construction.

Council members approved the first reading of an ordinance amending the Brody’s Landing Planned Unit Development, adjusting bulk regulations for decks in several land use parcels. The change follows repeated requests from homeowners seeking to add decks to properties built on smaller lots. Norwalk City Manager Luke Nelson tells KNIA News the original design of the neighborhood unintentionally created challenges for residents.

“When Brody’s Landing was developed, there was an effort to create different market for the housing, so some of the lots were made a little bit smaller. Well, when they did that, not realizing, from the developer’s perspective, that they were going to have so many requests to put decks on the back of the homes.”

Nelson explained that the amendment modifies setback requirements to better accommodate those additions without significantly altering the neighborhood’s character. City staff reported receiving no public comments during the hearing on the proposal.
